DBG acted as Construction Manager and Builder of this Showcase build out, which serves as the new World Headquarters for fashion designer Michael Kors.
This 60,000sf project consists of two 30,000sf floors with 15,000sf of exclusive high end Showroom space and Gallery, 9,000sf of Executive offices and Boardrooms and 36,000sf of back of house and support areas.
The Showrooms, Gallery, Reception Area, Elevator Lobbies and Executive Offices are all adorned with gypsum board coved ceilings with custom light fixtures and a state of the art Lutron Dimming system, limestone and quarter sawn oak floors, highly detailed oak and stainless steel woodwork and trim, inlaid handmade suede panels and a state of the art Audio/Visual Systems.
A total of 65 tons of supplemental A/C, which are capable of operating 24 hours a day - 7 days a week, was added to serve the Showrooms, Gallery and Executive Areas, to accommodate this Clients hours of operation.
Both floors received a state of the art security system and new power and voice/data infrastructure. A pre action sprinkler system and supplemental A/C were installed in the newly constructed server room.
All mechanical, electrical, life safety and plumbing systems throughout were replaced with new.
Phase One of this project, which consisted of the Showrooms, Gallery, Elevator Lobby, Reception Area and 36,000sf of office and support area, was designed and built simultaneously and was completed within 12 weeks, in time for January 2004 Fashion Week.
Phase Two of this project which is currently under construction, consists of the Executive Area, Elevator Lobby and Reception Area and is scheduled to be completed May of 2004.
